Masonry elevations on a New York building renovation by Executive Building Systems NYC

About

Fifty years of hands-on work

A full service, self-performing organization built around New York City building law, its agencies and its street conditions.

Built around the way New York buildings actually work

Executive Building Systems NYC is a job-specific, self-performing contractor providing services from the first permit through Certificate of Occupancy.

The work is bought and built the way a building fails: a facade on the Local Law 11 cycle, a parking deck, a sidewalk in the public right of way, and the filing that closes each of them out.

Self-performing

One accountable team from assessment through close out

Self-performance is what makes that possible. The masonry, concrete, scaffolding and repair crews are ours, as is the site safety management, so one company carries the job from the condition survey to the closed out filing.

Mission

To keep New York buildings safe, compliant and standing, by doing the repair ourselves and standing behind it.

Vision

To be the contractor an owner calls first when the condition is serious and the answer has to be right.

Values

What the company holds to

01Integrity

We tell owners what a building actually needs, including when that is less than they expected.

02Quality

Matching work, done once. Renovation that has to be redone is not cheaper.

03Safety

The crews go home, and the public walking underneath is protected.

04Accountability

One organization from assessment to sign off, with nowhere to pass blame.

How we work

From assessment to sign off

  1. 01Assessment

A condition survey by our own field crews that establishes what is actually wrong, not what is easiest to price.

  2. 02Scope, permits & filing

The survey turned into a defined scope, a DOB filing and a pulled permit. Our in-house expediting moves the paperwork so the schedule never waits on a counter.

  3. 03Access & site safety

Our own scaffold, bridging, netting and protection, erected when the work is ready, with DOB-licensed site safety managers and safety plans in place where the job requires them.

  4. 04Self-performed work

The repair carried out by our crews rather than passed down a chain of subcontractors. One company accountable for the concrete, the masonry and the schedule.

  5. 05Inspection

Work checked by the people accountable for it and presented for agency inspection: DOB, DOT, or the QEWI closing out a facade cycle.

  6. 06Sign-off, violations cleared & close-out

The correction documented, the violations removed, the record closed, and a maintenance plan handed over if wanted.
