An Unsafe finding starts a clock: protection goes up immediately and repairs follow on a deadline. A SWARMP condition must be corrected before the next cycle closes, or it becomes the next report’s problem, with monthly penalties and a mandatory sidewalk shed waiting behind a missed filing.

We provide the access, probes and openings the inspecting engineer needs to make a close up examination and record the elevation properly.

Protection goes up
before the repair begins

The protection needed to work over an occupied street is ours, not a subcontractor’s: our own scaffold, hoisting and sidewalk bridging. Because the access and the repair are the same crews, the scaffold goes up when the work is ready.

The masonry, stone, lintel and sealant repairs the report calls for, from isolated unsafe conditions through to a full elevation. SWARMP conditions are programmed to be corrected before the next cycle rather than left to be re filed.

Conditions are reported as safe, unsafe, or SWARMP. Unsafe conditions require immediate action and protection, and SWARMP conditions carry a repair deadline tied to the next cycle.

We self-perform. The masonry, concrete, scaffolding and repair crews are ours, which is why we can commit to an emergency response and why the same organization that files the work carries it out.

Yes. Every agency runs its own track, with its own process and its own inspectors, and in each case we do the physical correction as well as the filing and the sign off.

All five boroughs of New York City, Westchester, Long Island, and the greater NY tri-state area (NY, NJ, CT). Our office is at 42 Broadway in Lower Manhattan.

The emergency line runs 24 hours. Because the crews, the access equipment and the concrete capability are all in-house, mobilization does not depend on another company's schedule.

Most of our work is on occupied buildings. Sequencing, protection, pedestrian routing and tenant access are planned as part of the scope rather than dealt with once work has started.
