Self-performing is not a slogan about quality. It is a structural fact about who answers for the concrete, the masonry and the date.
This is the stage where the schedule is either held or lost. Who is standing on the scaffold, and who they answer to, turns out to matter more than any promise made before the job started.
The company that files the work performs it. The crews on the elevation are ours, the concrete and masonry are ours, and the access they are standing on is ours. Where a specialty genuinely sits outside that, it is bought in and said so - self-performing is a description of how this work is delivered, not a claim that no other trade ever appears on a site.
The concrete, the masonry and the schedule answer to the same organization.
The sequence between access, demolition and repair is managed internally rather than negotiated between companies.
The crew that finishes the protection is the crew that starts the repair.
Work is checked as it goes by the people who will have to present it, not only at the end by someone who did not build it.
Structural repairs, slabs, decks and columns, and the reinforcement and cover that decide whether a repair lasts.
Brick replacement and pointing, stone, lintels and shelf angles, rebuilding and the through wall flashing behind it.
The joints, copings and terminations that keep the repair dry once it is closed up.
The concrete, the masonry and the access are ours. Where a scope needs a specialty outside that, it is engaged for that part and identified as such.
Because when something on a facade job goes wrong it is usually a seam between two companies. Fewer seams is the whole argument.
